Each of our projects is organized as a privately held company funded through a separate private placement offering. K2T Group is structured as Design/Build organization that furnishes a single point of responsibility for the expeditious design, construction, satisfactory completion and marketing of each project. This company structure and our understanding of the entitlement process allow an integrated, swift, and cost-efficient management and control of all the components of the real estate development process.
Our formula is simple. High-quality design developing fine properties with architectural integrity that are always in demand, even in weak markets; precise local market knowledge enabling us to select superior locations and satisfy particular demand with the appropriate product; and conservative financing by maintaining a high equity position in every project and mitigating risk.
There are three goals for every real estate development project: to be completed on time, within the specified budget, and built to the specified quality standards. If these three goals are pictured as intersecting circles, the most successful projects are those that fall in the area where all three circles overlap; that is, where all three events occur. We take great pains to plan and efficiently execute every minute detail of our projects.
